All lease agreements are on a month-to-month basis, but you can vacate your storage unit at anytime. We ask that you provide a minimum 2 days’ verbal or written notice at the location where you rent space. There is no additional paperwork you’ll need to complete; simply advise one of our Storage Consultants of your intended vacate date. Once you’ve removed all your items from storage, please remember to take your lock with you, so that we know you have vacated the storage unit.

Your monthly rent is due on the first of each month. We have a nine-day grace period before charging a late fee. On the tenth day, your account will become delinquent, and a late fee will be applied to your account. Late fees cannot be waived, and the full balance must be paid immediately to avoid additional late fees. Until your account is paid in full, access to your unit may be suspended, and your unit will be over-locked.

We make best efforts to try to contact all customers with a delinquent account before any steps are taken towards an auction. As a tenant, you are responsible for maintaining current and accurate contact information so we can maintain open communication. Paying your bill on time is also your responsibility. If we cannot contact you, or if payment cannot be resolved auction proceedings may be the next step.

The length of time for a delinquent account to be placed in auction status varies. We will provide written notice to your email address or physical mailing address when required by law. We recommend contacting your nearest Pockit Self Storage location and speaking with the Facility Manager as soon as your account becomes overdue.

Once the unit is sold at auction, the proceeds are applied to your outstanding balance. If the proceeds are higher than the amount due, a cheque for the difference will be sent to the tenant. If the proceeds are lower than the outstanding balance the account will be sent to collections.
